What actually gets repaired

Every component listed here is replaced when the manufacturer directs it. UTS diagnoses and documents what is wrong; the manufacturer decides what is warranted and what gets replaced. Nothing below is a menu a homeowner orders from.

Most door and window failures are not whole-unit failures. They are a component that has reached the end of its life or was wrong from the factory, and replacing that component correctly is faster, cheaper and less disruptive than replacing the unit around it.

On windows the most common item by a wide margin is the insulating glass unit, or IGU — what most people call insulated glass. The edge seal fails, the desiccant in the spacer saturates, and the result is the fogging or condensation between the panes that a homeowner actually notices. Manufacturer warranties trigger on a common formula — a permanent and material obstruction of vision from film or moisture between the glass surfaces, caused by failure of the seal. Condensation on the room-side face of the glass is household humidity, and every one of them excludes it.

Second, and not close to anything else, is the sash: dropped or racked out of square, stiles and rails separating at the corner joint, or the sash simply no longer closing tight against the frame. After that come the balances that counterweight a double-hung sash, the sash locks, cam locks, tilt latches and keepers that fall out of alignment, and on casements and awnings the operator — the crank handle, the gear housing, the operator arm and the four-bar hinge it swings on.

The rest is weatherstripping that has taken a set and no longer seals against the frame, glazing beads and gaskets, screens with torn mesh, bowed frames or failed spline, and the patio door rollers and tracks that turn up more often than most people expect.

On doors it means slabs that stick, drag or have warped — measured as bow, cup or twist against the manufacturer's published tolerance — jambs and thresholds that have moved, hinges that have sagged, multipoint and mortise locks that will not throw, strike plates out of alignment, astragals and their gaskets on a double-door pair, door sweeps and thresholds that no longer seal, and cracked or fogged decorative glass, sidelites and transoms, which fail through the same edge seal as any other insulating glass.

On sliding patio doors it is almost always the roller assemblies and the track they run in. A panel that has become hard to move is rarely a panel problem; it is worn rollers, a track that has been damaged or packed with debris, or an adjustment that has drifted.

Entry doors fail by substrate, not just by hardware

A third of all door work is the slab, jamb or frame itself — a door that sticks, drags, will not latch, or no longer sits square in its opening. Warp is the next largest, and water the one after that. Which of those a door suffers depends on what it is made of, because fiberglass, steel and wood distort for completely different reasons.

Fiberglass fails thermally. A dark slab in direct sun can reach a skin temperature far above the core and the framing around it, and fiberglass expands at a very different rate from the wood or steel it is joined to. The result shows up as a slab that no longer sits square in its opening, or as the skin separating from the core.

Steel fails by corrosion. Even galvanised steel eventually corrodes at cut edges, hardware penetrations and scratch points, and rust occupies more volume than the steel it replaced — so the slab or frame distorts from the inside out. Wood fails at its joints and at the bottom rail, where water gets in and stays.

Where the manufacturer determines that a distorted or delaminated slab is warranted, the slab is replaced. UTS does not paint, stain or refinish — a finish claim is a different remedy and a different trade. What UTS replaces is the component, fitted with the manufacturer's own parts rather than an aftermarket substitute.

Where entry doors actually leak

Most water complaints on an entry door are not the slab. Manufacturers point first at the opening: a unit that is out of plumb is one of the most common reasons a door leaks air and water, and no amount of component replacement fixes a door that was hung out of square. Where the unit is sound, the leak is usually at the places the weatherstrip has to turn a corner or meet another part, and those are adjustment and component jobs rather than replacements.

The adjustable threshold is the most common of them. The cap raises and lowers on screws to meet the door bottom, and it drifts out of adjustment with seasonal movement and use. It is set with a screwdriver rather than a drill, in half-turn increments at each screw, and checked the way the manufacturers specify it: a dollar bill closed in the door should be snug and slightly difficult to pull free, but should come out without tearing. Sequence matters — the cap is set before the corner seal pads go in, because adjusting a sill afterwards breaks the seal you just made.

After that it is the corner seal pads, the door bottom, and the kerf-in weatherstrip in the jamb once it has taken a set and no longer springs back. The pad matters more than its size suggests: air pressure on the outside of a door can drive water up the hollow column of the weatherstrip, and the pad at the bottom of that column is what stops it. Manufacturers treat corner seal pads as a wearable component, alongside the door bottom and the weatherstrip itself.

Warranty repair and direct repair are the same work

The difference is who is paying and who authorized it. Under a manufacturer's warranty, UTS is dispatched by the manufacturer and the remedy is the manufacturer's decision.

Direct repairs mostly begin the same way, with the manufacturer. When a homeowner's product is out of warranty, the manufacturer refers them to UTS rather than leaving them to find someone, and UTS completes the work direct with the homeowner. Scope and price are agreed up front, and the manufacturer is not a party to it.

That referral is worth pausing on. A manufacturer sending its own out-of-warranty customers to a service network is making a judgment about how those customers will be treated once it is no longer paying the bill. It is also why the relationship does not end when the warranty does.

The standard of work, the documentation and the conduct on site are identical either way. A homeowner cannot tell from the visit which one they are getting, and that is deliberate.

First-time fix rate is the measure that matters

Every contractor in the network is required to make every effort to correct the issue on the first visit. Parts replaced must match the original complaint, and anything replaced beyond it has to be documented with before and after photographs.

The most common cause of a second trip is a first trip made in the wrong vehicle, which is why transport capacity for door units and large glass is a precondition for joining the network rather than a preference.

My window is fogging between the panes. Is that repairable?

Yes, and it does not mean the whole window has to come out. Fogging or condensation between the panes means the edge seal on the insulating glass unit has failed and the desiccant in the spacer has saturated. The IGU is replaced within the existing sash and frame. The replacement has to match the original low-E coating and gas fill — get that wrong and the glass looks different from the unit beside it, which is a callback. If the window is still under a manufacturer's warranty, the manufacturer decides the remedy and UTS performs it on their behalf.

My casement window is hard to crank. Is that the whole window?

Almost never. Hard operation on a casement or awning is an operator fault — worn gear teeth in the housing, a bent or disconnected operator arm, or a hinge track that has collected debris or corroded. The operator is a replaceable component and the sash and frame stay in place.

My sliding patio door is hard to move. What is actually wrong?

Usually the roller assemblies rather than the panel. Rollers wear flat, the track they run in gets damaged or packed with debris, or the height adjustment drifts out. All three are component repairs. A door that has become hard to slide is rarely a door that needs replacing.

My door sticks and will not latch properly. Is that a warranty repair?

It is the single most common thing UTS is dispatched to on a door. Usually the slab has moved — warped, or shifted out of square in its opening — or the jamb has. The inspection measures it and reports it, and the manufacturer decides whether the movement is inside its published tolerance or is a warranted defect. Where a slab is warranted, it is replaced, fitted with the manufacturer's own parts rather than an aftermarket substitute. UTS does not paint, stain or refinish; a finish claim is a different remedy and a different trade.

Water is getting past my entry door. Does the whole door need replacing?

Usually not. Most entry-door water complaints come from the adjustable threshold having drifted out of adjustment, the corner seal pads at the bottom of the jamb weatherstrip, a worn door bottom, or kerf-in weatherstrip that has taken a set and no longer springs back. All of those are adjustment or component work. The exception is a unit that was hung out of plumb, which no component will fix and which is an installation matter rather than a product one — the inspection has to tell those apart, which is most of why the inspection exists.

Who decides which component gets replaced?

The manufacturer. UTS inspects, documents what is wrong and reports it; the manufacturer determines what is warranted and directs the work. Every component on this page is replaced on that direction — none of it is a menu a homeowner orders from, and a contractor will not tell you on the doorstep what is going to be approved.

Is a warranty repair different from a direct repair?

Only in who authorizes and pays for it. Under warranty, the manufacturer dispatches UTS and decides the remedy. Direct repairs usually start with the manufacturer too — when a product is out of warranty, the manufacturer refers the homeowner to UTS rather than leaving them to find someone, and the work is completed direct with the homeowner at a scope and price agreed up front.
