Every component below is replaced when the manufacturer directs it. UTS diagnoses and documents what is wrong; the manufacturer decides what is warranted. Nothing here is a menu a homeowner orders from.

UTS performs component-level repair rather than whole-unit replacement. Replacing the failed component is usually faster, cheaper and far less disruptive.

## Window repairs

- **Insulating glass units (IGUs)** - a failed edge seal saturates the desiccant in the spacer and shows as fogging or condensation between the panes. Manufacturer warranties trigger on a permanent and material obstruction of vision caused by failure of the seal; condensation on the room-side face of the glass is household humidity and is excluded. The IGU is replaced within the existing sash and frame, matched to the original low-E coating and gas fill.
- **Operators** - on casement and awning windows: crank handles, gear housings, operator arms, four-bar hinges and operator tracks. Hard operation is an operator fault, not a whole-window fault.
- **Balances** - block-and-tackle, spiral and constant-force coil, where they no longer counterweight a double-hung or single-hung sash.
- **Sash** - a casement sash sagged at the lower hinge corner, or racked out of square; stile and rail joints, sash locks, cam locks and tilt latches.
- **Weatherstripping, glazing beads and gaskets**
- **Screens** - torn mesh, bowed frames, failed spline - plus grilles and muntins.

## Entry doors

A door is not one product. Substrate decides the failure mode.

- **Fiberglass** fails thermally. A dark slab in direct sun reaches a skin temperature far above its core and the framing around it, and fiberglass expands at a very different rate from the wood or steel it is joined to. It shows as a slab out of square in its opening, or the skin separating from the core.
- **Steel** fails by corrosion. Even galvanised steel corrodes at cut edges, hardware penetrations and scratch points, and rust occupies more volume than the steel it replaced, so the slab or frame distorts from the inside out.
- **Wood** fails at its joints and at the bottom rail, where water gets in and stays.

Where the manufacturer determines a delaminated or distorted slab is warranted, the slab is replaced. **UTS does not paint, stain or refinish** - a finish claim is a different remedy and a different trade. What UTS replaces is the component, fitted with the manufacturer's own parts rather than an aftermarket substitute.

## Where entry doors leak

Most water complaints are not the slab. Manufacturers point first at the opening: a unit that is out of plumb is one of the most common reasons a door leaks air and water, and no component replacement fixes a door hung out of square. Where the unit is sound, the leak is where the weatherstrip turns a corner or meets another part.

- **Adjustable sill caps** - the cap raises and lowers on screws to meet the door bottom and drifts out of adjustment with seasonal movement. Set with a screwdriver rather than a drill, in half-turn increments at each screw, and checked the way manufacturers specify: a dollar bill closed in the door should be snug and slightly difficult to pull free, but should come out without tearing. The cap is set before the corner seal pads go in, because adjusting a sill afterwards breaks the seal.
- **Corner seal pads** at the bottom of the jamb weatherstrip. Air pressure outside a door can drive water up the hollow column of the weatherstrip, and the pad is what stops it. Manufacturers treat these as a wearable component alongside the door bottom and the weatherstrip itself.
- **Door bottoms and sweeps**, and kerf-in weatherstrip that has taken a set.

## Other door components

- **Slabs** that stick, drag or have warped, assessed as bow, cup or twist against the manufacturer's published tolerance
- **Jambs, brickmould and mull posts** joining a slab to its sidelites
- **Hinges** that have sagged
- **Multipoint and mortise locks** that will not throw, with strike plates out of alignment
- **Astragals and their gaskets** on double-door pairs
- **Decorative glass, sidelites and transoms** that have cracked or fogged - they fail through the same edge seal as any other insulating glass

## Sliding patio doors

A panel that has become hard to move is rarely a panel problem. It is worn tandem roller assemblies, a track that is damaged or packed with debris, or a height adjustment that has drifted.

## Warranty repair vs direct repair

The work is identical. Under a manufacturer's warranty, the manufacturer dispatches UTS and decides the remedy.

Direct repairs mostly begin with the manufacturer too. When a homeowner's product is out of warranty, the manufacturer refers them to UTS rather than leaving them to find someone, and the work is completed direct with the homeowner at a scope and price agreed up front. The manufacturer is not a party to it.

The workmanship standard, the documentation and the conduct on site are the same either way.

## First-time fix rate

Contractors are required to make every effort to correct the issue on the first visit. Parts replaced must match the original complaint, and anything replaced beyond it is documented with before and after photographs.
