The first is the manufacturer’s parts lead time: when a part had to ship, homeowners in the UTS ServicePros field record waited a median of 12 days from the work order opening to the part’s estimated arrival, with the middle half between 7 and 19 days. The second is the service time: UTS contractors must contact the homeowner within 3 to 4 business days of the work order, schedule the repair within 5 days of the parts ETA and complete it within 10. Roughly half of warranty work orders need a parts order at all.

A door or window warranty inspection is a fact-finding visit for the manufacturer. The inspector will not tell you whether anything will be replaced, because that is the manufacturer’s decision. When a window warranty still covers the glass but no longer covers labor, the manufacturer supplies the replacement glass unit and the homeowner pays for someone to install it. The door material changes how long the warranty lasts more than it changes what counts as a failure. In the manufacturer warranties we read, fiberglass slabs carry lifetime coverage for the original owner (Therma-Tru, Masonite, Pella), Masonite’s Sta-Tru steel doors carry 20 years, and Simpson’s wood exterior doors carry one year unless the door is in a protected location or a longer-warranty line. All four treat warp of up to 1/4 inch as normal, can defer a warp claim for up to 12 months, require every surface and edge to be finished, and leave most labor and refinishing to the owner.

A sliding patio door that has become hard to open is almost always one of three things: a dirty sill track, rollers that are worn or dry, or a panel whose height adjustment has drifted so it drags. Manufacturer guides put them in that order. Clean the track first, lubricate the rollers (Andersen says never the track), then adjust the roller height through the holes at the bottom of the panel. If the rollers are cracked, chipped or will not spin, they need replacing, which means taking the panel out.

## [How to Adjust an Adjustable Door Sill: The Dollar-Bill Test, Step by Step](https://utsservicepros.com/blog/adjustable-door-sill-threshold-dollar-bill-test)

An adjustable door sill is set right when a dollar bill closed under the door is snug and slightly difficult to pull out, but comes out without tearing, checked at every adjustment screw. That is the test Therma-Tru’s installation instructions give, and Pella’s owner’s manual describes the same check with a dollar bill or a sheet of paper. The adjustment itself is a screwdriver turn on each screw in the threshold cap, often under a cover or plug. Pella’s manual warns not to raise the threshold more than 1/4 inch. If the bill pulls free no matter how the cap is set, the problem is usually elsewhere: a worn door bottom, painted weatherstrip, a humped sill or a jamb out of line.

## [Casement Window Won’t Crank? How to Tell the Handle, the Operator and the Sash Apart](https://utsservicepros.com/blog/casement-window-wont-crank-operator-or-sash)

When a casement window will not crank, watch what moves. If the handle spins freely, the handle’s set screw, the handle or the operator gears have failed; Andersen says a worn operator cannot be repaired and should be replaced. If the handle turns and the arm moves but the sash does not, the arm has come off its track or bracket on the sash. If the crank is stiff or will not turn, check that the lock is fully released, then look at the sash: a sash dragging on the frame, often after the building settles, is a hinge adjustment, not an operator problem. Forcing the crank does not help; Marvin warns that excessive cranking may damage the roto-gear.

The most common entry door complaint UTS ServicePros inspects is a “warped slab”: the door is closed and latched, but the top corner on the latch side sticks out past the frame and does not seal against the weatherstrip. Most of the time the door is straight. The jambs were not set on the same plane in the rough opening, with either the hinge jamb leaning in at the top or the latch jamb leaning out at the top. The only repair is to adjust the installation, and the manufacturer usually does not cover it: the original installer is required to go back and set the jambs true and plumb.

## [Door Will Not Latch Beside Its Sidelight? Shimming a Warped Mull Instead of Replacing the Unit](https://utsservicepros.com/blog/warped-mull-post-sidelight-door-shim-repair)

A manufacturer asked UTS ServicePros what to do about an entry door that would not seat into its lock mortise and latch because the mull post between the door and its sidelight had warped. Instead of replacing the whole unit, Warranty Service Manager Stephen Somers recommended a repair that works and is the proper process: remove the interior quarter round on the sidelight edge touching the mull, then shim between the sidelight panel and the mull post to move the mull back at the center, where the latch plate meets the handle set. The result is a door that latches, with reveals corrected top to bottom in the 1/8-inch range. One caution comes with it: if the mull keeps warping, the shims leave little room to adjust further.

## [Foggy or Cloudy Window Glass? Seal Failure, Low-E Coating Failure and How the Glass Gets Replaced](https://utsservicepros.com/blog/foggy-window-glass-seal-failure-low-e-coating-replacement)

Fogging, cloudiness or white speckling between the panes of a window means the insulating glass seal has failed. Moisture gets into the sealed space between the panes and, over time, damages the Low-E coating on the inner glass surfaces. It cannot be cleaned or wiped away. The repair is to replace the insulating glass unit in the existing sash or frame, not the whole window. UTS ServicePros does that field glass replacement across the lower 48 states and western Canada two ways: dispatched by the manufacturer when the glass is under warranty, or quoted directly to the property owner when the labor, or the whole repair, is not covered.
